A free, plain-language tool for anyone renting in Ireland. You type your question in your own words; the tool surfaces an answer grounded in real Residential Tenancies Board decisions, with the case references attached so you can show your landlord exactly what the Tribunal has said before.

Translated into 14 languages because tenant rights aren't useful if they're locked behind a language barrier. Free because charging for them defeats the point.

The problem we built it for

The RTB Tribunal publishes every decision it makes. There are 25,000+ of them. They're searchable in theory and unreadable in practice — legalistic, sprawling, scattered across a portal that wasn't designed for renters under stress. Most people don't know their landlord just broke the law because they can't find the decision that says so.

What we built

  • Conversational search grounded in the corpus. Ask "Can my landlord raise the rent 10% in a year?" — get a plain-English answer with the cases that say so.
  • 14 languages, shipped same PR — never English-only. Every page and component lands in all locales together.
  • Monthly free reports turning the same corpus into business-readable insights (which sections of the Act are most-disputed, win rates by case type, regional patterns).
  • GDPR-clean by design: no tracking pixels, no analytics cookies, no personal data collected beyond what a user voluntarily types in.

In a Rent Pressure Zone, no. Rent reviews are capped — currently at 2% per year or inflation, whichever is lower. Outside an RPZ, increases must still be reasonable and properly notified.

The problem we built it for

Irish housing law has roughly two minutes of statute and twenty years of Tribunal decisions deciding what that statute means in practice. Junior solicitors spend hours reading PDFs from the RTB portal to find three citations. Partners pay them for it. Compliance teams skip the exercise entirely and hope.

  • 25,118 decisions indexed — every public RTB Tribunal decision, refreshed weekly, with vector embeddings and keyword filters.
  • MCP-native — exposed as a tool surface to Claude, Copilot, and any other assistant your firm uses. Citations come back as part of the response.
  • Anonymised at ingest — party names redacted before vectors are built. Compliance with publication norms is part of the pipeline, not an afterthought.
